Ανακαίνιση Κατοικίας (home renovation)

Renovation of existing homes so that they can be lived in or let on a long-term basis. Widely referred to as «Ανακαινίζω».

Status
A current action under ESPA 2021-2027, with a budget of €500 million. Entry happens in two stages: first an eligibility certificate, then a separate funding application. The certificate is not an approval.
Timing
Eligibility certificate deadlines: 30 September 2026 for closed properties, 31 July 2026 for a primary residence. No date has been announced for the funding-application stage. If you already hold a certificate, the application is the next step — and that is where technical documentation for the windows is needed.
Covers windows?
Yes, but not on their own. The programme splits the spend into renovation 60–80% and mild energy upgrade 20–40%. Windows belong to the second part — an application for windows alone does not meet the ratio.

What is known — and what is not

Maximum subsidy €36,000, capped per square metre of main living space, for an area up to 120 m² (150 m² for three or more children). The percentage is graded by income and increased in mountainous and island areas. Note: figures circulating as a “subsidy of up to €45,000” are an income threshold, not a grant ceiling.

Two conditions that rule most properties out. A building permit issued by 31 December 1990, and an energy rating of Γ or lower. And after the renovation there is a commitment of at least five years — either you live in it or you let it long-term. Eligibility and the percentages are judged by your engineer, not by us.
